We deal with all stages of residential building design, from initial conceptual designs, all the way through to supervising the construction work itself. We also take care of the planning applications, building regulation compliance process, and obtaining Lawful Development Certificates.
Your Design Process And Schedule
We aim to complete your building design process within 4 months, following a set structure and program. Naturally, this process and timescale varies depending on the complexity and extent of the work involved.
Stage 1 (Weeks 1 – 4)
- Initial client consultation to discuss requirements
- Fee proposal submitted to client
- Instruction to proceed confirmed by client and contract issued for services
- Contract signed and returned
- Site survey and assessment
- Initial sketches issued to client for amendments or sign off
- Planning drawings supplied to client for review and sign off by client
- Planning information submitted
Stage 2 (Weeks 4 - 12)
- Planning validation and decision date noted (6-8 weeks from submission to approval)
- Planning application approved
Stage 3 (Weeks 12 – 15)
- Commence with detailed building regulation drawings
- Draft set of building regulations drawings issued to client
- Building regulation drawings submitted to building control and await approval
- Drawings issued to Structural Engineer for quotation for structural design & calculations
- Structural Engineer's drawings obtained and issued to building control
- Preferred builder confirms fees with client
Stage 4 (Week 16)
- Start on site
